Lombard Park District 30 Chapter Two Planning Areas Planning areas are used for analysis of proposed land acquisition and redevelopment of new park facilities. Planning areas are delineated by impassable pedestrian boundaries including major roads, railroad corridors, and extreme natural features. Planning Area 1 is bordered by North Ave and the district boundaries. The planning area is zoned limited industrial, corridor commercial, single family residential, and conservation/recreation. The are no parks within its boundaries. Planning Area 2 is bounded by North Ave, Main St, St. Charles Rd and on the west by the district boundaries. The area is zoned residential and conservation/recreation. The planning area has one neighborhood park (Terrace View Park) and natural area (Broadview Slough) within its boundaries. Planning Area 3 is bounded by North Ave, the park district boundaries, St. Charles Rd, and Main St on the north, east, south, and west respectively. The planning area is zoned single-family residential, conservation/recreation, and commercial. The planning area has two neighborhood parks (Lombard Lagoon, Vista Pond) within its boundaries. Planning Area 4 is bounded by St. Charles Rd, Crescent Blvd, and the district boundaries. The planning area is zoned residential, commercial, and conservation/recreation. The planning area has one mini park (Crescent Tot Lot). Planning Area 5 is consists of the downtown commercial district. It is bounded by residential land use, Grove St, and the Union Pacifi c West Railroad on the north and residential land use, Parkside Ave, and the Great Western Trail on the South. The planning area is zoned limited residential, offi ce, and commercial. The area has one community park (Lilacia Park) and one mini park (Water Spray Park) within its boundaries. This planning area includes the TIF-2 East, TIF-1 West, and Downtown TIF districts. Planning Area 6 is bounded by the park district boundaries, UP-W Railroad, and commercial land use located along St. Charles Rd. The planning area is zoned single-family residential and has no parks within its boundaries Planning Area 7 is bounded by the UP-W Railroad, Main St, Madison St, and the district boundaries. The area is zoned residential, commercial, and conservation/recreation. The planning area has one mini park (Babcock Grove Memorial Garden) within its boundaries. Planning Area 8 is bounded by St Charles Rd, Westmore Ave, Madison St, and Main St. The area is zoned residential, commercial, and conservation/recreation. There is one mini park (Eastview Terrace), one neighborhood park (Westmore Woods) and one community park (Lombard Common Park) within its boundaries. Planning Area 9 is bounded by St. Charles Rd, the district boundaries, Madison St, and Westmore Ave. The planning area is zoned residential. There are no parks within its boundaries. Planning Area 10 is bounded by the district boundaries and IL-53 on the east. The planning area is zoned offi ce district. There are no parks within its boundaries. Planning Area 11 is bounded by Madison St, Main St, Roosevelt Rd, and the district boundaries. The planning area is zoned residential, commercial, and conservation/ recreation. There is one community park (Sunset Knoll Park) and one mini park (Edson Park) within its boundaries. Planning Area 12 is bounded by Madison St, Westmore Ave, Roosevelt Rd, and Main St. The planning area is zoned residential, offi ce, commercial, and conservation/recreation. There are two neighborhood parks (Southland Park, Old Grove Park) and a community park (Madison Meadows Park) within its boundaries. Planning Area 13 is bounded by Madison St, the district boundaries, Roosevelt Rd, and Westmore Ave. The planning area is zoned residential and commercial. There are no parks within its boundaries. Planning Area 14 is bounded by Roosevelt Rd, Main St, 22nd St, and the district boundaries. It is zoned commercial, residential, and conservation/recreation. There is one community park (Four Seasons Park) located within its boundaries. Planning Area 15 is bounded by Roosevelt Rd, Highland Ave, 22nd St, and Main St. The area is zoned unincorporated, residential, and commercial. There are no parks within its boundaries. Planning Area 16 is bounded by Roosevelt Rd, the district boundaries, 22nd St, and Highland Ave. The planning area is zoned unincorporated, residential, offi ce, and commercial, There are no parks located within its boundaries. Planning Area 17 is bounded by 22nd St, Highland Ave, and the district boundaries on the south and west. The planning area is zoned limited general residential, offi ce, limited industrial, and conservation/recreation. There are no parks within its boundaries. Planning Area 18 is bounded by 22nd St on the north, the district boundaries on the east and south, and Highland Ave on the west. The planning area is zoned limited general residential, and commercial. There are no parks within the boundaries.
